I'm Simon — I run Simmo's Blue Mountains Handyman. I live in Wentworth Falls and I work the upper Mountains: Katoomba, Leura, Wentworth Falls, Blackheath, Hazelbrook, Springwood, Lawson, Woodford and surrounds.
I do residential repairs and small builds, and I take on commercial maintenance work for property managers, real estate agencies, and trades who need reliable handyman support.
What you get: someone who shows up when they say, does the job properly, charges fairly for the time it takes, and leaves the place cleaner than I found it. Fully insured. White Card holder. Compliant with NSW Work Health and Safety.

How I Work
Some trades and handymen quote. I don't. Preparing a quote for a small job takes nearly as long as doing it, and the only fair way to quote it is to price for unknowns. You end up paying for problems that don't happen.

So I charge for time, in clear blocks, at a set rate.
You know the rate before I arrive.
If a job is going to run past the block you booked, I tell you before it does. Nothing lands on the invoice that you didn't already know about.
The rates

$150 — first hour - Travel, arrival, and the first hour on the tools. One number.

Quarter day — up to 2 hrs — $270
Half day — up to 4 hrs — $500
Full day — up to 8 hrs — $990
Multi-day (more than 3 days) — a defined project — estimated or quoted

Prices exclude GST.

Materials — timber, hardware, paint, sealants, fixtures — charged at cost plus 20%, listed on the invoice. A small consumables fee covers screws, fixings and tool wear on longer jobs: $25 half day, $55 full day.

When will I give an estimate or a quote?

Many types of work, like dealing with timber rot in windows, weatherboard, eaves and generally things dealing with water damage, are by estimate only. It is impossible to know the extent of the repairs until work begins.

It's my job to communicate early and explain where the job starts and stops.

For projects like conventional decks, patios, handrails, fence builds, pergolas — anything that's a defined multi-day project but a straightforward build, I'll look at it and provide a written estimate. Not a fixed price quote. It helps you understand the cost of labour and materials, but I still work on time blocks. Things can change, and it's my job to communicate that in advance.
When and what types of projects require quoting?
Larger, designed builds with higher materials costs. Generally greater than $2.5 to $3 k

Questions people ask

Can I get a price over the phone? Tell me the job and I'll give you a ballpark before I come out. The block rate is confirmed once I see it.

What if it runs over the block? I tell you before we hit the limit. You decide whether to extend or stop there and pick it up another day.

What if it finishes early? The block is the price. Finished a half day in three hours? Bundle in another small job and get your money's worth.

Do you charge for travel? No. Travel across the upper Mountains is in the first-hour rate.

Can I supply materials? If you want. If they're wrong or short, the clock runs while we sort it out. Most people would rather I handle it.
